In accordance with the provisions of MGL Chapter 40A, Section 11, the Quincy Planning Board will hold a public hearing on Wednesday, March 15, 2017, at or after 7:00 PM, in the 1st Floor Boards and Commissions Room, Quincy City Hall, 1305 Hancock Street, Quincy, MA, on the application of Arista Development, LLC, 520 Boston Providence Turnpike, Suite 9, Norwood, MA 02062, for Site Plan Review under Quincy Zoning Ordinance Title 17, Section 9.5.1 (Site Plan Review) and Special Permit under Sections 5.1.17 (parking waiver) and 5.3.13 (signs).

The Applicant proposes the construction of a new seven (7) story multifamily residential building consisting of one hundred (100) residential units with garage parking under the building for one hundred (100) parking spaces. The Applicant also proposes landscaping, drainage and other site modifications. The property contains 25,467+ square feet of land and is located at 1-13 Newport Avenue. The subject property is located within the Industrial B Zoning District and is shown on Assessors Map 6105, Lot 1, Plot 1128.

In accordance with the provisions of Chapter 40A, Section 11 MGL and Title 17 of the Quincy Municipal Code and the provisions of the Quincy Center District Urban Revitalization and Development Plan — An Urban Renewal Plan for the Quincy Center Urban Revitalization District, dated May 7, 2007, as amended (the “URDP”), the Quincy Planning Board will hold a public hearing on Wednesday, March 15, 2017, at or after 7:00 P.M. in the 1st Floor Boards and Commissions Room, Quincy City Hall, 1305 Hancock Street, Quincy, MA, on the application of Hancock Q Plaza, LLC 20 Linden Street Allston, MA 02134 for a Certificate of Consistency as defined within the Quincy Zoning Ordinance, Title 17, Section 10 (Definitions) and in accordance with Section 12.02 (3) Section 2 (Overall Redevelopment Strategy) of the URDP and pursuant to Section 8.3 (Quincy Center District/Quincy Center Urban Revitalization District/Urban Renewal Uses).

The Application provides for the construction of a seven (7) story residential building with retail and commercial space on the ground floor and 171 residential units, with a mix of studio, 1-bedroom and 2-bedroom units. Parking provided with dedicated spaces within adjacent municipal garage, to be constructed. Approximately 21,850 square foot building footprint with +/- 153,000 total gross floor area. The subject property is located within the Urban Revitalization District of the Quincy Center Zoning District — 15, and is more particularly identified on City of Quincy Assessors’ Map No. 1142 as Block 5, Lot B. The Planning Board shall issue a Certificate of Consistency upon finding that the proposed project is consistent with the goals, objectives and requirements as set forth in the URDP.

In accordance with the provisions of Chapter 40A, Section 11 MGL and Title 17 of the Quincy Municipal Code, the Quincy Planning Board will hold a public hearing on Wednesday, March 15, 2017, at or after 7:00 P.M. in the 1st Floor Boards and Commissions Room, Quincy City Hall, 1305 Hancock Street, Quincy, MA, on the application of North Quincy Partners, LLC 60 Mall Road Burlington, MA 01803 for a Certificate of Consistency as defined within the Quincy Zoning Ordinance, Title 17, Section 8.5 (Transit Orientated Districts).

The Application provides for the construction of a mixed use development that consists of Six Hundred Ten (610) residential units with retail and commercial space on the ground floor, totaling Fifty Thousand (50,000) Square feet. The applicant has also proposed to provide one thousand six hundred (1,600) structured parking spaces for use by residents, business patrons, and MBTA commuters. The subject property consists of two parcels of land totaling 303,698+ square feet more particularly identified as 189 Hancock Street and 263 Hancock Street shown on City of Quincy Assessors’ Map No. 6039 Block 10 Lot A and Map No. 6038 Block 33 Lot 1. The Planning Board shall issue a TOD Certificate of Consistency upon finding that the proposed project is consistent with the goals, objectives and requirements as set forth in the Quincy Zoning Ordinance, Title 17, Section 8.5 and the North Quincy TOD Design Guidelines.

In accordance with the provisions of MGL Chapter 40A, Section 11, the Quincy Planning Board will hold a public hearing on Wednesday, March 15, 2017, at or after 7:00 PM, in the 1st Floor Boards and Commissions Room, Quincy City Hall, 1305 Hancock Street, Quincy, MA, on the application EY Realty, LLC, 10 Holm Court, Malden, MA 02148, for Site Plan Review under Quincy Zoning Ordinance Title 17, Section 9.5.1 (Site Plan Review) and. The Applicant proposes the demolition of existing two (2) family structure and the construction of a new four (4) unit multifamily residential building with garage and outside off-street parking for a total of eight (8) parking spaces. The Applicant also proposes landscaping, drainage and other site modifications. The property contains 11,600+ square feet of land and is located at 104-106 Intervale Street. The subject property is located within the Residential B Zoning District and is shown on Assessors Map 3077, Lot 4, Plot 74.
